The Habit Burger Grill In Torrance

So we just ate lunch and came across this picture for our blog(mouths watering, possibly hungry again) and go "ahhhh there's a Habit Burger". Since it is not such a big food chain some of us just cannot resist to drive to Torrance Blvd near Del Amo Mall and stop for a bite to eat. Whether your tired of In-N-Out or other fast food joints this is a great place to try!

They have certain kind of burgers or sandwhiches and you can choose what you want in them. On the side they have a pepper and chili bar so you can add some to your food. Also there is a variety of different kind of sauces you can add as well . (ex. if you want a steak burger you can put A1 sauce on it)

The fries are cooked to perfection and are fresh.

Great Lunch spot. However, it does get fairly busy.

Why you should buy a home in South Bay

Why renters should be buying a home

At some point most renters will take a look around their boxed in apartment and ponder should they be buying a home instead of giving the money away. You pay more in rent and never realize the tax advantages and basically, you’re handing over all the benefits to your landlord.

Stop giving your hard earned money away!

Many renters give up the dream of owning their own home simply because of the financial strategy needed to begin the process. Looking at the route, it seems to be more of a hassle than a welcomed reality. Down payments, perfect credit history, funds to bring to settlement; you start to feel fenced in like owning a home is just not in the cards for you.

That’s because you’ve only heard half the story; of course you can own a home without too much of the hassles.

The hardest part of buying a home these days is having a good enough credit history. I mean with the down slump of this economy, whose credit didn’t become just a bit blemished? Banks have tightened up on their criteria for home loans and are scrutinizing past payment histories a lot more. But credit can always be fixed. It just takes time and you can accomplish a lot in a year?
The Biggest Hurdles to Overcome when Buying a Home:

1. Accumulating a down payment & Settlement Fees
2. Re-establishing Great Credit
These two things are all that is really keeping renters from buying a home. So how do you overcome the issue of having blemished credit and saving enough money when most of it goes to your landlord?

Consider these 3 Little Known Facts That Can Help You Buy Your First Home.
1. Did you know when buying a new home there are government programs to help with down payment assistance? Most are state and city funded programs to help new home buyers. You could get as much as 3% to 5% down payment assistance AND there are other programs that help with both the down payment and settlement fees. These programs have very little budgets so they don’t advertise statewide, however a good realtor will know about the programs.

2. If you have any assets such as stocks, bonds, a car, or anything else of value you can use it as collateral to secure a loan. Get an appraisal and ask your realtor which lenders are more likely to help you finance using this type of asset.

3. You could look for “Lease to Own” properties; Sellers know the market isn’t as steady as we would like and banks have become so strict it’s difficult for people with perfect credit to secure home loans, so sellers will lease their property to you for a specified amount of time with the intent of you buying it down the road. In laymen’s terms, you rent it for perhaps two years with maybe 10% or more of each monthly payment going towards the purchase price (this acts as your down payment). After that two year period you agree to purchase the property. This gives you time to accumulate a down payment and fix any credit problems you may have.
Every renter should speak with a realtor because an informative conversation will cost you nothing but will enlighten you to all the programs available. Isn’t it time to explore your options and learn how your money can benefit you more?

Top FAQ’s on Buying, Selling and Renting Real Estate

Q: Help! What can I do to rent out my home quickly?

A: When trying to rent out your home the best thing to do is first, allow a real estate agency to handle your showings. Why? Because you’ll know those prospective clients that come to see your home are really interested versus individuals flipping through the average newspaper ads that are “just looking around” to get a feel of what’s available. Next, remember less is more; try and move out as much furniture as possible; steam clean or replace the carpet, if any; and a fresh coat of white or cool platinum paint will brighten all the rooms. Nothing rents quicker than an empty place that looks roomy and spotless.

2. Q: How Can I Negotiate My Closing Costs?

A: Review your pre-settlement sheet that will contain all of your good faith estimates; there is always room for negotiation. Discount points can be negotiated, Pre-paid items may be reviewed for discrepancies like how many months in advance are you paying for real estate taxes, HOA fees, etc. Try to get your settlement date as close to the end of the month as possible. Each day you actually are living in the home you’re paying an agreed upon prorated price until your mortgage payment begins. Move in your new home Aug. 15th and you’ll pay 16 days, prorated for living in the home from the 15th until the 31st.

3. Q: Is there any strategy to delay the closing on my home? I’m suppose to close on the 5th of the month but I would like to save money and close towards the end of the month.

A: First, take a look at your contract and see if there is any statement about the settlement date. If the seller has stated any dates or clauses about when you go to settlement and you’ve signed that contract then you have no recourse, unless you can find something wrong. Is everything in the home complete? Exterior and Interior? You can also have an inspector with you during the walk-thru to see if there are any issues with the home that might delay your settlement date. Take your contract with you and note any issues you find that the seller is responsible for; Are styles, types and dimensions correct? Landscaping in order? If the seller has forgotten anything you must let them know and hope it is enough to delay closing, otherwise you’re obligated by that contract to proceed. Everyone wants to save money when purchasing a home but the time to think about this is during the initial contract phrase, not during those crucial days before your settlement.

So much to do in the breezy South Bay

Live Music
Concerts in Pollywog Park from July 4 thru Labor Day, there will be concerts on the Redondo Beach Pier each Thursday and Saturday, 6-8 p.m.

It is the birthplace of beach volleyball and a haven for surfers.
The South Bay is comprised of three seaside cities, Hermosa, Mannattan and Redondo Beach.

The activities happens by the beach because locals believe there is" no life east of PCH."
The South Bay is divided into two main social areas, Manhattan Beach and Hermosa Beach (neighboring Redondo has a few spots but overall is far less lively). To the casual observer, it would be hard to distinguish one city from the other. The MB/HB border is marked by the "90210 House" on The Strand, the beach house used in the television show.
There are, however, differences worth noting. Hermosa's nightlife mixes in twentysomethings from Los Angeles with youthful locals. Bars in Manhattan are largely for locals and here, that's a good thing for everyone.
Men in both places are notoriously casual dressers, somewhat of a frustrating but reluctantly accepted fact among the women. Shorts, t-shirts and sandals are common attire in most places. Hey, it's by the beach!
